Rumors are we are "all in" with Apple TV

Sounds like they would buy the Pac-12 networks and/or use them to operate things.

Apple would then sell game rights to "linear" partners, like Fox or ESPN or maybe even CW.

Interesting. Could be a lot like the current situation, with the best games on linear partners and Apple, rather than P12N, airing mostly leftovers. You have to think, though, that Apple would try to push people to sign up for Apple TV+ by keeping some of the better games on there. Based on the production quality of Apple's baseball broadcasts, this sounds pretty good overall.
